Electrical Safety Inspection — Ellenbrook
Buying, selling, or just want peace of mind? I do proper electrical inspections with a written report — not a quick walk-through with a clipboard.

Inspection Types
Different situations need different levels of inspection. Here's what I typically do for each.

Buying a home? Get a proper electrical assessment before you sign. I check the switchboard, wiring age, safety switches, and flag anything that needs attention.
- Switchboard condition
- RCD testing
- Smoke alarm check
- Visible wiring assessment
- Load capacity estimate
Rental Property Compliance
Landlords and property managers — make sure your rental meets WA electrical safety requirements. Written report provided.

- Switchboard safety
- General condition report
- Recommended repairs list
Pre-Sale Inspection
Selling your place? Get ahead of buyer concerns with a pre-sale electrical check. Fix issues before they become negotiation points.
- Full electrical assessment
- Safety switch verification
- Smoke alarm testing
- Written compliance report
- Quote for any repairs
Common Inspection Jobs
Most of my inspection work comes from people buying homes, landlords keeping rentals compliant, or homeowners who just want to know where they stand.
Local Examples
A lot of newer Ellenbrook homes were built with minimum-spec switchboards that look fine but are already at capacity. If you're adding an EV charger, pool, or home office, an inspection can tell you what you're working with before you commit to a bigger job.
I also see plenty of older switchboards in established areas like The Vines that still have ceramic fuses — these need upgrading regardless of what else you're planning.
Electrical Inspection FAQs
What does an electrical safety inspection include?
I check your switchboard, test RCDs and safety switches, verify smoke alarms, assess visible wiring condition, and provide a written report on the overall electrical safety of the property.
How long does an electrical inspection take?
Most residential inspections take 45-90 minutes depending on the size of the property and complexity of the electrical system. Larger homes or properties with multiple switchboards take longer.
Do I get a written report?
Yes. You receive a written report covering what was inspected, any issues found, compliance status, and recommendations for repairs or upgrades if needed.
